The first appraiser

Joe's team can inspect more than it can finish

Joe is a Tennessee appraiser with forty years behind him. Booms, crashes, refinance waves, years when the phone wouldn't stop. He built a respected shop with a team that runs from trainees to senior staff, and on busy days the inspections end with more reports open than anyone can finish.

Joe isn't short on work and he isn't short on know-how. He's buried. His team can inspect the properties, understand the markets, and make the appraisal decisions. The reports just aren't written yet.

He could hire, but that means recruiting, training, payroll, and overhead he keeps paying when the market cools off. Instead his team keeps inspecting and deciding, and starts from finished reports delivered by the agreed return time instead of blank forms. They go through them, fix what needs fixing, sign, and deliver.

The second appraiser

Harry wants to stop writing reports at night

Harry is an old-school appraiser. He likes driving a neighborhood and noticing how one street differs from the next. He likes walking the property and seeing what never shows up in a database: traffic noise, renovation quality, lot utility, the subtle difference between two homes that look identical on paper. To Harry, that part of the work is the art.

What he doesn't enjoy is getting home after a full day of inspections and realizing the workday is only half over. Room counts, photo organizing, record pulling, the same commentary he's written thousands of times. He knows how to do all of it. He just doesn't want it eating his life.

Now Harry finishes his inspections, uploads the checklist items through the private order folder, and steps away. We write and check the report, then return it by the time we agreed. He comes back to the part that matters, reviews the analysis, makes the final calls, and stands behind the appraisal.

The third appraiser

John needs help without becoming a manager

John is independent, and he likes it that way. No staff meetings, no payroll, no one asking him questions all day. He trusts his own judgment and controls every file from beginning to end.

That works until the orders pile up. Monday he's caught up. Then five assignments arrive, four more on Tuesday, and a good client asks about a rush. Saying yes pays, and it also eats another evening or a chunk of his weekend. He doesn't want an assistant whose livelihood rides on a market that rises and falls, and training one might take longer than doing the work himself. But he's reached the limit of what one person can produce.

This desk is his third option. He keeps his clients, his conclusions, and his fee, and finished reports come back like he had staff, without managing anyone.

The fourth appraiser

Ray isn't behind. He just wants 3.6 done right.

Ray does one or two appraisals a week, on purpose. He's never chased volume and doesn't plan to start. He still walks every property himself and calls the listing agent before he settles on a comp.

He's not drowning and doesn't need rescuing. What he wants is to see UAD 3.6 handled by someone who takes the judgment seriously, before he has to run the new form himself.

He sends one file to see the work, not to offload a backlog. If the analysis holds up to his own standard, he has somewhere to send the next slow, careful one too.

Your files stay at this desk, in Matt's hands; we don't farm them out to anybody. We hold the desk to what we can personally produce and review, and when the day is full, we tell you before you send.
