The appraisal comes before the form. We’re Matt & Tim Roth, the two appraisers behind Appraisal Partners.

Tim built a Southern California appraisal practice and set its standard. Matt trained there from trainee through licensure beginning in 2006, later ran M R Pacific Appraisals in Los Angeles, and established Appraisal Partners in North Texas. That is the experience behind this desk.

Matt runs the desk

Matt Roth

Matt Roth is a second-generation Certified Residential Appraiser. Twenty years and twelve metro markets in three states taught him to look past the template and focus on condition, location, market behavior, and the details that actually move value.

His experience spans single-family, condominium and PUD, two-to-four unit, new construction, acreage, view and waterfront, complex and high-value residential, retrospective, and appraisal review assignments. He knows exactly what the person signing the report is on the hook for, because he has carried that responsibility himself. He runs production day to day and reads every report before it leaves.

Tim set the standard

Tim Roth, MAI, SRA, built the California practice where Matt trained from trainee through licensure. His standard was simple: define the appraisal problem before opening the form. The form is the delivery vehicle; the appraisal is the analysis behind it.

That standard still runs this desk. Tim keeps the method honest; your files themselves stay in Matt’s hands.

Why we run the desk

We’ve run appraisal practices of our own for years, under different companies and in different markets. We’ve managed AMCs, estate attorneys & private clients; answered calls, quoted assignments, scheduled inspections, walked and measured properties, taken the photos & driven the comps. We know how to do all of it.

What we love most begins when the information reaches the desk. Hunting down missing data, working through paired sales, testing what the market is saying & watching the pieces snap into place. Then comes the writing: explaining the what, why, where & how clearly enough that the conclusion makes sense to someone who was not there.

That is why we chose this desk. You keep the client relationship, inspection & final judgment. We focus on the part of appraisal we do best and enjoy most, and Matt personally reviews every report. That’s why this is a desk fee, not an appraisal fee.

Why the desk stays small

We only take the reports we can personally complete and review. We want a few durable relationships with appraisers whose work and handoff we know. When the day is full, we say so before you upload anything.

Your report is never treated like the fourth one of a long day.

You know how this goes in a busy shop. The fourth report of the day is not the first one: attention thins, the shortcuts start, and the mistake made at nine at night comes back as a condition three weeks later. That is the real risk in handing your work to anyone who is already busy.

Production here runs side by side rather than one file after another, and Matt reads every finished report against its sources to the same standard, whether it is the first that week or the last. How the work is produced →
