What does it cost?

$89 with your data & comps. $149 when we handle the research. These are desk fees paid by you, not appraisal fees billed to your AMC, lender, borrower or client. No subscription or minimum. The accepted price does not change later.

Do you use AI?

Yes. We use software automation and AI-assisted tools in this work, and yes, that includes the drafting. Matt checks the source documents and reads every report himself. AI does not inspect, make the final comp or value decisions, or sign. What runs behind the desk →

Is this allowed? How does disclosure work?

Only when your engagement, client, state & assignment program allow it. When our work is significant appraisal assistance, the report’s certification identifies Matthew Roth, his credential, that he did not inspect & what he did. We do not accept an assignment that cannot be handled that way.

Who is responsible for the appraisal?

You are. You make the final calls on scope, comps, adjustments, reconciliation & value. We return an editable working report for you to review, change and sign.

What do I upload?

Research & report · $149: Upload the order, engagement letter, contract if applicable, raw photos, sketch & field notes through the private checklist. You do not have to assemble the subject data or select comps first.

Your data & comps · $89: Upload the order, inspection material, subject data, comp set, supporting data & market direction.

Why not hire a VA or an offshore report writer instead?

Some do, and it can work. What you get here that you would otherwise have to build and supervise yourself: Matt checks the report against its sources and reads every line before it comes back, he answers your questions himself, and the assistance is documented in your certification. If your lender or AMC agreements restrict where borrower files can go, confirm that before any file leaves your office, including to us.

Whose client is it?

Yours. We work behind you. We do not contact, invoice or solicit your client. You keep the engagement and appraisal fee.

What format comes back?

An editable working report file with the agreed photos & exhibits placed. We confirm the file format and delivery route before accepting the order.

How fast is it?

Fast turnaround is the point. We give you a return time before you say go. The clock starts when everything needed is in. If timing is at risk, we tell you before the due date.

How much can you take in a week?

The desk stays small on purpose, and capacity is checked before every acceptance, so a committed return time means something. If the week is full, we say so before you upload anything. Can I track the status of my appraisal report?

What if I do not like the comps?

Upload your selected set, ask to see candidates before we complete the grid, or review our choices with the report. You make the final selection. We will not chase a predetermined value.

What if something is wrong?

Send your changes as one list. We correct our production errors at no charge. New scope is quoted before we touch it.

Who handles revision requests from my client?

Matt handles them on reports this desk prepared. Send him the request; he already has the research and reasoning behind your report. Revisions within the report as delivered are included, even if it comes back again. They come back to you the same or next business day with a summary of what changed. You review the response, make every final appraisal decision and send it to your client.

Does a revision wait behind your other work?

No. Revisions go to the front of the queue, ahead of new production. You are usually on a 24-hour clock and we are not going to be the reason you miss it. If volume ever puts that at risk we tell you before it is due, with a revised time.

What if the revision is my fault, not yours?

Handled the same way, no additional fee. We do not sort revisions by whose error it was — a bad field note, a number we mistyped, or a reviewer who simply wants more support all get the same treatment. If a pattern develops on your orders we will raise it with you directly rather than bill for it.

What if the reviewer wants a comp I did not give you?

One additional comparable per revision event is included, on either the $89 or the $149 scope. Beyond that, or a materially new research assignment, we quote a price and a return time before starting.

How long do you keep the research behind my report?

Five years from delivery, the same period as a workfile, so a condition that lands much later can still be answered from the record. This is our production record and does not replace your own workfile obligation. You submit the revised report to your client; we do not contact them.

How can the fee be that low?

Matt built this workflow for his own reports first. It cuts re-keying, form filling & file chasing, so the hours go to research, analysis and the read-through. These are standing rates for defined scopes, not teaser prices.

What kind of past assignment can I use for the trial?

Use only a closed prior assignment you have actual authority and the original client’s explicit permission to share. If a lender or AMC prohibits sharing, that file is not eligible. A closed estate, divorce or other private-use assignment may work, but the assignment type alone does not make it shareable. Redaction alone is not permission.

Do you take legacy 1004/UAD 2.6 orders?

We never deliver a 2.6, but a 2.6 can come in. Draft your live order in the legacy form you know and we convert it to a native UAD 3.6 for your signature: how conversion works. A closed legacy assignment also makes a fine free trial; it comes back converted to UAD 3.6 on a file you already know.

Can I use this only when reports stack up?

Yes. Upload one when you are buried in reports and none when you are not. There is no subscription or minimum. We take only what we can personally complete and review.

Where can you work?

With your data & comps, we can often help outside our licensed markets when the client, state & data rules permit it. Research & report requires authorized data access and market competence. DFW is ready now. Ask before uploading assignment materials.

What about confidential information?

Keep client and property information out of the opening form. Report files move through a private order folder; the tracking page never shows the borrower, property address or report data. We confirm the provider route before confidential files move, and you must be authorized to share them.

How do I start?

Submit the short request without confidential assignment files. If we can take it, you receive the AP order number, private tracker, restricted upload folder & checklist. Nothing enters production until we confirm the fee and return time and you approve the terms.
